MRTA vs MLTA in Malaysia: Choosing the Best Mortgage Insurance

19 October 2026

MRTA (Mortgage Reducing Term Assurance) provides death and total permanent disability (TPD) cover for a housing loan that declines over time, usually bought with a single premium. MLTA (Mortgage Level Term Assurance) keeps its sum assured level during the insured term, so it can protect more than the mortgage, depending on assignment and payout terms. Both protect the borrower; fire or houseowner insurance protects the property.

The better choice depends on lifetime cost, how much cover you need, who receives a claim, what life insurance you already have and whether you plan to refinance or sell. A pricier level policy is not automatically the better fit. Compare the actual contracts and quotations, then ask whether your household could afford both the remaining loan and everyday expenses if you were gone.

MRTA vs MLTA in Malaysia: key differences at a glance

The core difference is the shape of the cover: reducing or level. Premium frequency, cash value and portability depend on the product, not the acronym.

Reducing versus level cover over 30 years (schematic).

What is MRTA and how does it work?

MRTA is designed to ease the burden of a mortgage if the insured borrower dies or becomes permanently disabled. It won't help with repayments while you are healthy but short of cash.

What MRTA covers: death and total permanent disability

Death and TPD benefits apply during their coverage periods, under the policy's definitions and exclusions. Where the bank has rights to the proceeds, the insurer generally pays towards the loan first, and any remainder is dealt with under the contract.

Basic MRTA does not cover critical illness, temporary unemployment, retrenchment, missed instalments or fire and flood damage. Ask whether a rider covers the risk you are worried about and what it costs. A medical card reimburses healthcare costs, which is a different job from a lump sum that reduces mortgage debt.

CIMB's Sun Life group MRTA lists entry ages of 18–65, overall expiry at 70 and a maximum certificate term of 40 years including deferment, capped by that expiry age. These limits apply to this product only. A borrower entering at 50, for example, would hit the age-70 cap long before 40 years.

Why MRTA coverage reduces over time

The sum assured follows a contractual schedule built on fixed assumptions, so it does not track the lender's actual outstanding balance. Sun Life's MRTA master policy, for example, sets out a reducing-cover formula using the initial sum, interest rate, deferment and repayment periods.

That matters after a loan top-up, payment holiday, arrears or tenure extension. Higher floating rates also slow the pace at which the mortgage reduces. A policy based on the original repayment assumptions can then leave a gap.

Partial cover creates a gap by design. Insuring 50% of the initial loan protects only that share. Buying 20 years of protection against a 35-year mortgage leaves the later years uninsured. Ask the lender to show the debt, and the insurer to show the cover, at years 5, 10, 20 and the final insured year.

What happens to MRTA when the loan ends?

Pure reducing-term protection usually pays nothing when its scheduled term ends without a claim. Cancelling early is different, and may come with a surrender value.

For an early settlement or refinance, ask in writing about termination, continued cover and surrender value. Sun Life's MRTA contract includes an option to continue cover by written notice after the loan relationship ends. Confirm whether that option applies to your certificate and how it works with a new lender.

What is MLTA and how does it work?

MLTA offers level protection during the insured term. A fixed insured amount can help a family that needs both debt repayment and money to live on, but how useful it is depends on the claim arrangements.

How level coverage differs from reducing coverage

A level sum assured stays the same while the policy is in force and its conditions are met. As the mortgage falls, the gap between the insured amount and the debt grows.

That gap is not a guaranteed cash inheritance. Assignment gives another party, often the lender, rights to the proceeds, and nomination and estate rules decide other entitlements. Ask who receives the payment, how the lender proves its claim and who gets any remainder. Naming a nominee does not by itself override the bank's prior rights.

Do MLTA policies include savings or investment returns?

The label covers different structures. Pure level term protection pays out on an insured event. Credit level term assurance protects credit exposure under its own contract. Investment-linked or whole-life insurance can also be used for mortgage protection, with different premiums, benefits and cash values.

Level protection doesn't always mean monthly premiums: Maybank CLTA, for instance, uses a single premium. Nor does level cover by itself include an investment component, guaranteed cashback or a refund of premiums.

If a sales illustration shows cash values, separate the guaranteed amounts from the projections. Ask how much of each premium buys protection, what charges apply, whether premiums can change and what happens if investment performance disappoints. Great Eastern's investment-linked policy guide explains how investment value affects whether coverage can be sustained: the policy fund must stay large enough to pay the insurance charges and fees.

Compare early surrender values too. A large projected value at year 30 tells you nothing about what you would get if you sold the property at year 4.

Can MLTA be used for another property or refinanced loan?

A policy can keep running as life protection and still fail a new bank's mortgage requirements. These are two separate questions.

Before relying on portability, check whether the existing assignment can be released, whether reassignment is allowed, whether the new lender accepts the policy, how much insured term is left and how much cover the new debt needs. A policy sized for RM450,000 may fall short for a later RM700,000 purchase. You also need to keep paying the premiums, because a lapsed policy protects no one.

MRTA vs MLTA cost in Malaysia: premiums and financing

Compare both the price of the protection and the cost of how you pay for it. A premium added to a mortgage becomes debt that can accrue interest for decades.

What determines your quotation?

Age, health, underwriting, smoking status, insured amount, term, TPD expiry, reducing-cover assumptions and riders all affect a quotation, as does whether the plan is pure protection or has savings or investment features.

RHB's January 2026 GMRTA disclosure illustrates a RM9,050 single premium for RM500,000 initial reducing cover over 20 years, without financing. Its GCLTA disclosure illustrates RM15,585 for RM500,000 level cover over 20 years, also without financing. Both are provider illustrations, so your own October 2026 quote may differ.

Matching the initial sum and term is not enough for a like-for-like comparison. The two illustrations may assume different ages, health or underwriting, and they buy different coverage shapes. Get two quotations for the same person with comparable benefits to see what the extra premium actually buys.

Rules of thumb such as "MLTA always costs ten times MRTA" don't hold up. Compare the approved cover, exclusions, premium commitments and any required riders.

Worked example: paying cash versus financing the premium

Assume a RM450,000 housing loan over 30 years, with interest fixed at 4.00% p.a. throughout, and an MRTA premium of RM15,000. This premium is an assumption for the example, separate from the RHB illustrations above.

ItemPay premium separatelyAdd premium to mortgage
Housing loan principalRM450,000RM450,000
Premium paid upfrontRM15,000RM0
Total financed principalRM450,000RM465,000

Additional monthly instalment from premiumRM0RM71.61
Lifetime cost attributable to premiumRM15,000RM25,780.43
Interest attributable to financed premiumRM0RM10,780.43

Example only. Assumes a RM15,000 premium, 360 monthly repayments at a constant 4.00% p.a., and no fees or early settlement. Totals use unrounded repayments; displayed amounts are rounded.

Financing keeps RM15,000 in your pocket upfront, but costs the premium plus RM10,780.43 of interest if carried for the full term. Floating rates and earlier repayment change the result. It is a liquidity decision as much as a cost one: draining your savings to avoid interest could leave too little for emergencies.

The repayment formula is M = P × r × (1+r)^n / [(1+r)^n − 1]. Here, M is the monthly payment, P the financed principal, r the annual rate divided by 12 and n the number of monthly repayments. Apply it to RM15,000 to isolate the premium's extra repayment cost.

Here is how the result changes at different constant rates:

Assumed mortgage rateExtra monthly instalmentTotal payments for RM15,000 premiumInterest component
3.00% p.a.RM63.24RM22,766.62RM7,766.62

5.00% p.a.RM80.52RM28,988.37RM13,988.37

Example only. Assumes RM15,000 financed over 30 years at each constant rate, with no fees or early settlement.

Lifetime cost of financing a RM15,000 premium at 3%, 4% and 5%.

CIMB's Home Loan page allows mortgage insurance to be financed under its package: a margin of up to 95%, including specified costs, with MRTA/MLTA, legal and valuation fees together capped at 5%. Your offer letter will show the approved financing and revised loan balance.

Example: cover and the mortgage balance after ten years

For the same RM450,000 loan at a constant 4.00% over 30 years, the balance right after the 120th monthly repayment is approximately RM354,528, excluding any financed premium. This is the loan balance, not an MRTA payout.

If a level policy pays RM450,000 on an admitted claim at that point, the difference is approximately RM95,472. Whether any of it reaches the family depends on the benefit payable, the lender's assignment, other liabilities and the policy rules.

Year-10 loan balance versus RM450,000 level claim proceeds; where any surplus goes depends on the contract.

For reducing cover, use the insurer's schedule for your certificate, which is why this example shows no MRTA payout figure. Using the mortgage balance as a stand-in for the insurance schedule would hide exactly the gap you need to see.

MRTA vs MLTA vs MRTT vs MLTT: conventional and takaful protection

Conventional insurance and family takaful can both provide mortgage protection. Takaful uses Shariah-compliant arrangements, including mutual assistance and tabarru', or donation. Compare the actual benefits; neither structure is inherently cheaper.

Maybank's Etiqa Mortgage Reducing Term Takaful (MRTT) offers reducing protection, and its Etiqa Credit Level Term Takaful (CLTT) offers level protection with a single contribution. For either, check the certificate's sum covered, contribution, exclusions, assignment and benefit expiry.

A distribution of takaful fund surplus is a different thing from claim money left over after the mortgage is repaid, and neither is an investment return. Ask the operator to explain each one separately.

Is MRTA or MLTA compulsory for a home loan in Malaysia?

It depends on the financing arrangement. A commercial bank may make mortgage protection optional, while LPPSA financing requires it.

What private banks can require or offer

No rule requires every commercial mortgage to include a particular MRTA product. A lender's offer can still set insurance conditions or give better pricing for taking its preferred package.

RHB's Full Flexi Home Loan FAQ describes its mortgage protection options as optional, with preferential pricing for customers who choose its preferred insurer or takaful operator. Ask for written offers with and without cover, showing the rate, financed premium, instalment and total repayment for each.

A slightly lower rate on a large mortgage can offset some of the insurance cost, but you need to run the numbers over the full period the rate applies, not just one year. Also check what happens to the pricing if you later cancel the policy.

Houseowner or fire cover required as security for the property is a separate matter. It covers specified property losses, not the borrower's death or disability.

The LPPSA exception

LPPSA's FAQ states that conventional Public Sector Housing Financing Scheme (SPPSA) borrowers must take insurance, while Islamic SPPSAi borrowers must take takaful. Commercial-bank optionality does not apply here.

Confirm the approved panel, required cover and certificate with LPPSA. Older coverage tables, or a colleague's older policy, are not a reliable guide to current critical illness benefits.

Four homeowner questions: debt cover, dependants, joint borrowers and refinancing.

A lower premium makes sense when the loan is your main uninsured exposure and your family is already well protected. A level policy earns its cost when the household needs more than repayment of a shrinking debt.

For a property investor, insurance is only one part of the plan. Rental vacancies and repairs need cash, and death and TPD cover won't pay instalments because a tenant moves out.

Joint home loans: how much cover do two borrowers need?

A joint loan does not automatically give both borrowers equal protection. Read the insured lives, benefit amount and payout trigger, because "joint MRTA" can mean several things.

Understanding 50%, 100% and joint-life cover

Take a RM500,000 joint loan. If each borrower has approved cover of RM250,000, a claim on one life may pay only that person's insured amount, leaving substantial debt. The policy schedule and the balance on the claim date decide where you end up.

If each borrower instead has RM500,000 cover at the start, a claim could clear much more of the debt. That doesn't always mean two full payouts: a first-event joint policy may end after the first admitted claim, while separate certificates can work differently.

Ask the insurer what happens after each borrower's death or TPD, whether the other person's cover continues and how any excess is paid. Get a premium for each set-up, since doubling the initial cover doesn't necessarily double the price.

Income matters too. Equal cover can leave an unequal gap if one spouse earns most of the household income. A parent and adult child, siblings, or a joint borrower who depends financially on the other should ask whether the survivor could keep up the remaining repayments on their own income.

What happens if you refinance, sell or settle early?

Sort out the existing policy before you change the mortgage. Timing matters: cancelling old protection before replacement cover is accepted can leave you uninsured in between.

Selling the property

Ask the lender for a settlement statement and the insurer for written cancellation or continuation terms. Ask for the actual surrender value on the proposed date, any deductions and how it will be paid. Budget for a full premium refund only if the contract expressly provides one.

If your next purchase needs new insurance, get underwriting approval early. Your age and health may have changed since the first policy, so the replacement could cost more or carry different exclusions.

Refinancing to another bank

Check whether the old cover can continue, whether the existing assignment can be released and whether the new lender accepts the policy. Compare its remaining term and insured amount with the refinanced loan.

Refinancing and taking out extra cash raises your debt without raising your protection. If new cover is required, compare its premium against the value of keeping the old policy and the confirmed surrender amount if you cancel it.

Repaying the mortgage early

Early repayment and scheduled insurance maturity are different events. RHB's GMRTA disclosure allows a refund during its 15-day cooling-off period after the certificate is delivered, less any medical fees incurred. After that, it provides for surrender value less indebtedness, with the amount depending on the contract and date.

Get an insurer-issued illustration for the years you might exit, then weigh any loan-interest savings and the value of continued protection.

What happens when the insured borrower dies or becomes permanently disabled?

A claim needs evidence and assessment, and the mortgage doesn't stop automatically while that happens. The family should agree with the bank how instalments will be handled in the meantime.

The insurer, bank and family claims process

  1. Notify the insurer and lender promptly. Find the certificate, policy number, loan details and the insurer's claims contact.
  2. Gather the documents. These may include a death certificate or medical evidence for TPD, identification and the lender's balance statement. Use the insurer's own checklist.
  3. Confirm what the insurer will assess. The insurer checks the insured event, that cover was active, exclusions, the benefit definition and the sum payable on the claim date.
  4. Work out who gets paid first. The insurer pays under the contract and assignment. Compare the approved payment with the bank's settlement figure to spot a shortfall or excess.
  5. Settle the remaining property and loan matters. Ask the lender and the estate representative about discharge, any continuing instalments and the documents needed to deal with the property.

Paying off the mortgage does not decide who inherits the home. Loan discharge and property succession are separate processes, and the family may need professional help with estate administration.

Why a claim can be reduced or rejected

Common reasons include a lapsed policy, non-disclosure or misrepresentation, an excluded condition, an event outside the insured period or a disability that doesn't meet the contract's TPD definition. Too low a sum assured can also leave debt after an otherwise valid claim.

RHB's GMRTA disclosure requires written notification within six months of death or TPD and has a one-year suicide exclusion. Other insurers set their own timing and evidence rules, so notify promptly and check your issued certificate.

Can normal term life insurance replace MRTA or MLTA?

A separately bought level term life policy can cover the same death risk while also serving wider household needs. Whether it satisfies the lender depends on acceptance, assignment, benefit definitions and the loan package.

A useful planning calculation is:

Required suitable life cover = mortgage exposure + income replacement + other debts + dependants' costs − existing suitable cover and resources allocated to those needs.

Don't count the same policy twice. If RM450,000 of an existing RM600,000 death benefit goes to the mortgage, only RM150,000 is left for income replacement. Confirm the actual benefit and who it pays before using those figures in a family budget.

Standalone protection gives you more say over its purpose and beneficiaries. The trade-offs can include lender assignment, different loan pricing, separate underwriting and ongoing premiums. Compare those against bank-distributed reducing or level cover on the same basis.

Medical insurance complements mortgage protection but can't replace it. Paying a hospital bill does nothing for the mortgage after death, and an ordinary illness won't necessarily meet a TPD definition.

Mortgage insurance checklist: 12 things to verify

Ask for the product disclosure sheet (PDS), sales illustration and actual policy or master certificate wording before signing. Write down the answers so a family member can find them later.

  1. Loan condition: Is protection required for this offer, and what happens to pricing if declined or cancelled?
  2. Amount: What is the exact sum assured, including the annual schedule for reducing cover?
  3. Duration: Does the insured term match the loan, and when does TPD cover end?
  4. Benefits: What are the death and TPD definitions, exclusions and separately priced riders?
  5. Premium commitment: Is payment single or recurring, and what is the full contractual cost?
  6. Financing: How much premium is added to debt, with what interest and instalment effect?
  7. Insured borrowers: Who is covered, for what proportion, and what happens after the first claim?
  8. Claim recipient: What rights do the bank, nominee, beneficiary or estate have?
  9. Exit value: What is payable on surrender at years 3, 5, 10 and 15?
  10. Changes to the loan: What happens after a sale, refinance, top-up or reassignment?
  11. Cash values: Which amounts are guaranteed and which depend on future performance?
  12. Provider and protection: Is the insurer licensed, and which benefits qualify for PIDM protection?

PIDM's Takaful and Insurance Benefits Protection System (TIPS) protects eligible benefits if a member insurer fails. Eligible policies or certificates must be issued in Malaysia by a member insurer and denominated in ringgit. Death and disability benefits are each protected up to RM500,000, under PIDM's scope and aggregation rules.

TIPS protects you against the insurer failing. It does not cover a claim rejected under the policy terms, and it does not guarantee investment-linked fund performance, so check the protection statement for the product you are buying.

Frequently asked questions about MRTA and MLTA in Malaysia

What is the main difference between MRTA and MLTA?

MRTA's sum assured reduces on a contractual schedule, while MLTA's stays level during the covered term. Both generally cover death and qualifying total permanent disability. Premium frequency, surrender value and who receives any excess depend on the product and assignment.

Which is cheaper: MRTA or MLTA in Malaysia?

Reducing cover usually costs less than comparable level cover, but only actual quotations tell you by how much. Compare quotes for the same person, initial amount, term, benefit definitions and riders, and include mortgage interest if you finance the premium.

Is MRTA compulsory for a housing loan in Malaysia?

It depends on the lender and your offer letter. RHB describes its mortgage protection as optional, with better package pricing if you take it, while LPPSA requires insurance or takaful. Ask for written terms with and without protection, and remember that borrower cover and property insurance are separate.

Do I need MRTA if I already have life insurance?

Maybe not. Existing life cover can handle some or all of the mortgage, depending on its amount, benefits, assignment and whether the lender accepts it. Work out what would be left for your dependants after the loan is paid; if that falls short, a separate policy fills the gap.

What is the difference between MRTA, MRTT, MLTA and MLTT?

MRTA and MLTA are conventional insurance terms for reducing and level mortgage protection. MRTT and MLTT are the takaful equivalents, using Shariah-compliant certificates. Some providers use CLTA or CLTT for credit level protection, so compare the sum schedule, conditions, premium or contribution, assignment and expiry.

Does MRTA cover critical illness, unemployment or retrenchment?

Basic MRTA covers death and qualifying TPD only. Critical illness, unemployment and retrenchment need an explicit rider or separate cover, so check the rider's insured events, exclusions and cost. Being temporarily unable to work usually won't meet a total permanent disability definition.

Can I buy mortgage protection outside my lending bank?

Potentially, yes, but check the lender's acceptance and loan pricing first. Bank-distributed credit policies may be limited to that bank's borrowers, while standalone life protection has its own eligibility. Ask whether assignment is required and get written confirmation that the cover satisfies your loan offer.

Can MRTA premiums be added to my housing loan?

Some lenders will finance the premium, subject to approval and package limits. CIMB, for example, publishes a margin that includes insurance and transaction costs under a collective cap. Financing raises the principal and can add substantial interest over the loan's life, so ask for the revised instalment and total cost.

Do I get MRTA money back after settling my loan?

Not automatically. Pure protection usually pays nothing at scheduled maturity, but cancelling early can bring a surrender value. RHB's GMRTA disclosure provides for surrender value less indebtedness after its cooling-off period. Ask for the actual figure on your settlement date, which can be well below the premium you paid.

Does every MLTA plan have cash value or guaranteed returns?

No. "Level" describes the insured amount, not an investment guarantee. Pure term protection, credit level cover and investment-linked policies work differently, so check guaranteed and projected amounts separately, along with charges and early surrender values.

What happens to MRTA if I refinance my mortgage?

The cover may be cancelled, continued on certain conditions or replaced, depending on the original contract and the new lender. Ask about assignment, the remaining insured term, surrender value and any gap from extra borrowing. Get the replacement cover accepted before you cancel the old policy.

Do both joint borrowers need separate MRTA cover?

Not necessarily. Joint-life and separate-life set-ups both work, as long as the cover reflects what either person's death or TPD would do to the household. Check each insured amount, whether a first claim ends all cover and whether the surviving borrower could repay what's left.

Will MLTA pay the remaining insured amount to my family?

Possibly. A level claim can exceed the outstanding mortgage, but the insurer pays according to the contract, the assignment and the beneficiary or estate arrangements. Ask who is paid first and how any excess is allocated; a nominee's name alone does not override the bank's rights.

What if mortgage rates rise beyond my MRTA assumptions?

The loan balance may fall more slowly than the policy's cover, leaving a shortfall. After a significant rate change, payment holiday or top-up, compare the actual debt with the insurer's schedule. Existing cover won't adjust on its own, so consider topping up protection if the gap is material.

Is mortgage insurance the same as fire or houseowner insurance?

No. MRTA or MLTA covers the borrower's death or qualifying disability. Fire or houseowner insurance covers specified damage to the property, with its own insured risks and exclusions, and a lender can require it separately. Check flood damage and loss of income cover on their own terms.

What is the maximum age for MRTA, MLTA or TPD claims?

Each product sets its own. CIMB's group MRTA page lists overall expiry at 70, while Maybank CLTA lists TPD cover only to 65 despite a later overall expiry. Check your policy's entry age, death-cover term and TPD cut-off against the full repayment period.

Do LPPSA borrowers have to purchase mortgage protection?

Yes. LPPSA's FAQ requires conventional insurance for SPPSA financing and takaful for Islamic SPPSAi financing. Confirm the required mortgage and property protection, the approved provider panel and the certificate terms with LPPSA.

Is MRTA protected by PIDM?

Eligible benefits are protected under TIPS if a member insurer fails. PIDM lists RM500,000 protection for death benefits and RM500,000 for disability benefits, under its aggregation rules. That protects you against the insurer collapsing; it does not change the policy's exclusions or guarantee the mortgage is cleared.

Final decision: match protection to your loan and family

Compare actual quoted premiums with what a claim would pay, then look at what your family would need after the mortgage is settled. Review the PDS, insurance schedule, assignment and exit terms before accepting the bank's bundle. Existing life cover and refinancing plans can change which structure fits. Mortgage protection deals with death and TPD; it doesn't make the property affordable or earn a return. Choose cover that closes the gap you've identified and that you can keep paying for as long as you need it.
